Why I do this the way I do
This is mine. Loud, competitive, usually wearing the same jersey. They're the reason I understand what's really on the table when you're deciding where to raise yours.
A mortgage isn't a transaction to me. It's the thing that decides which kitchen you make memories in, which block your kids learn to ride on, which door everybody piles through on a Sunday dinner.
So I treat your file the way I'd want someone to treat my own family's. Straight answers, no games, and the phone picked up. We take care of each other around here.
Not the one you think you're supposed to ask
Not the number a website spits out. The number that still lets you buy groceries, take a trip, and fix the water heater when it dies in February. We look at what you earn, what you owe, what you want your payment to feel like — then we work backwards.

The default for a lot of buyers with decent credit and some money down. Flexible, and you can drop mortgage insurance later.
Lower down payment, friendlier credit requirements. Good when your file is real life rather than a textbook.

Down payment help exists and most people never hear about it. Worth ten minutes of your time.
For when the price tag outgrows the standard limits. More documentation, same plain explanations.

You can run numbers before you have a Realtor.
You can talk through something without committing to anything.
You can even call and say: "Ryan, I have absolutely no idea where to start." That's a perfectly acceptable place to start.
